Inspection pics 1212

Here are a few pics of some of the things we see on inspections. As you will see, most of these are from areas people don’t go very often like the roof and the crawl space. Crawl spaces are by far the most neglected area of a house. . .

  • A slow Train comming. . .Cast Iron pipe starting to rust through from the inside.
  • Bad place for a shower. . .Polybutylene pipe leaking in the pipe it's self, not in a joint. . .
  • Things that go bump in the garage. . .Door in back of a garage showing evidence that someone didn't stop the car soon enough, pushing the wall out a few inches.
  • We'll fix that tomorrow. . .Makes you wonder how long this drian had been leaking. . .
  • EZ electrical 101 by sparky. . .Garbage disposal pluged into a power strip next to the sink.
  • Range Hood VentScreen installed to keep birds out of the vent, but it also prevents the vent flap from opening and letting anything out. . .
  • Got a little hot there sparky. . .Looks like we had a problem with the couple of breakers at the top of the panel. Also have an unterminated wire to the right that should have a wire nut on it.
  • Rain drops keep falling on my head. . .Vent boot gone alowing rain water into the attic.
  • The roof is cracking up
  • Still cracking up
  • DownspoutDownspout under the deck with no extension leads to the next picture. . .
  • Downspout into the crawl space. . .This is a result of the condition shown in the previous pic. Rain water has been forced under the footing and up into the crawl space. .
  • Deck SupportDeck attached to and supported by brick veneer. Brick veneer is not a structural part of a house and should not be depended on for structural support.
  • Why do they do it like this ?AC line sets laying on the ground corroding. Click the pic for more information on this.

  • Stuck between the john and the shower. . .In case you want to blow dry your hair while sitting on the . . . or taking a shower. . .not to mention the missing cover plate and broken receptacle.
  • Block head. . .Blocks lose much of their strength when stacked on their sides. The voids in blocks should always be oriented vertical not horizontal
  • Too close for comfortIt won't be easy to install a new roof on this house. . . This should be at least 3 feet above the roof
  • No front beam ?I guess they were cutting corners during construction and instead of installing a sill beam the just installed blocks at the piers. Not as much support between the piers as there would be with full length beams.
  • Glue? It seemed tight at the time. . .Many times PVC is dry fit first and then glued. Sometimes the second step gets missed.
  • Anti gravity plumbing . . .Now the main problem seems obvious but look closer. . .This drain line did in fact come apart, but as it is supposed to be draining to the right, apparently they expected the water to go up hill through the vertical pipe.
  • I'm chafing. . .Cable going through masonry wall with no bushing to prevent chafing . . .
